Our assessor completes a walk-through survey of the property, reviews available building documents, and interviews on-site staff, consistent with the ASTM E2018-24 baseline process. The assessment covers four primary areas:

Mechanical, Electrical & Plumbing (MEP) HVAC systems, electrical service and panels, plumbing distribution, and fire protection and life safety infrastructure.
Site & Grounds Pavement, walkways, parking, drainage, signage, and landscaping.
Regulatory & Accessibility Compliance Baseline review for Americans with Disabilities Act (ADA) accessibility, along with observed building and zoning code concerns.
Every engagement produces a Property Condition Report (PCR) that translates field observations into a clear capital picture. The PCR separates what needs attention now from what you should budget for over the hold period, so asset managers and lenders can plan with confidence.
Capital Needs Assessment (CNA) A full breakdown of immediate repairs versus long-term replacement reserves, organized by building system.
Immediate Repairs Items that warrant attention now, including life safety concerns and conditions requiring action in the near term. Each item is paired with an opinion of probable cost.
Reserve Tables (10 to 20 Year) A replacement reserve schedule over an evaluation period you define, helping you forecast lifecycle replacement costs for major systems and structure your reserves accordingly.
